Lenders and banks are pretty quick to offer a past due homeowner cash for keys. It is a program that many lenders have in place that is beneficial to both parties. The cash for keys program encourages the homeowner to move out faster, which is what the lender is intending to happen in he first place. A homeowner might not be aware of the reasoning behind their lender wanting to get rid of them so quickly, or they might not care either; either way the lender is pushing what is beneficial for them both. Most lenders will have this option available for a homeowner struggling to make their house payment, or for a borrower getting ready to move out.
The lender will usually make a one time offer, it is a take it or leave it cash offer for keys. A lender will make this offer to a homeowner that is delinquent on their mortgage payments. If the homeowner accepts, he or she will be offered up to about $3000 to vacate the property as quickly as possible; if they are just sitting there are not paying that‘s a good offer. It is offered to borrowers who are not trying to work anything out or if all of their efforts to work something out has failed, and it is even offered to borrowers who have worked something out with their lender. This could be something like a short sale, deed in lieu of foreclosure, or settlement. It is very important for the bank to clear the property of it’s resident so they can begin to do any repairs on the property and begin to market the property right away. The bank will not begin to market or fix up the property if the resident is still in the property. The other option would be to keep the non paying homeowner there for a few more months not paying, or offer them some money to move out and clear the residence so that they can begin to sell the home. Once they have sold the home, they will be able to get back some, or all of their investments which they can now reinvest elsewhere for their business.
Agreeing to take a cash for keys offer is a good idea if you are intending to leave the property anyhow. It will help a struggling homeowner get their hands on some additional income to use towards their moving expenses. Anything that can be used to assist a homeowner when moving such as cash for keys should be taken advantage of, after all the bank is offering the money, why not take it. Personally, if I were going to move out of a home anyhow and my lender is offering me up to $3000 to move out a bit quicker, I would take the offer.
