Why hide from your Lender. Stop avoiding you lender. If you are a homeowner who is hiding from your lender there is really no need to do so. If you do not want to talk to them when they call, just send them a cease and desist letter. This will stop the calls; by law they have to stop calling you or risk getting in trouble with the laws that govern them, the Fair Debt Collection Practices Act(FDCPA). They can write you though. The reason I am saying this is because there is no need to hide, a conversation with your lender is like to benefit you than it is to demean or harass you. Think about it, they call you if you are past due, if you are needing something to complete a loan modification, short sale, or deed-in-lieu of foreclosure, regarding your taxes or property insurance, or for other reasons. However, it is not to be disturbing or alarming to you, that is borderline harassment. If it is collection calls and you want them stop, send in a cease and desist letter explaining that you do not want them to call you anymore regarding collection actions. They will write you instead, which might be less intrusive and stressful to you.
Believe it or not most homeowners avoid contacting their lender once they are past due with their mortgage payments. Correct, they play “hide and seek”. This type of avoidance may give a homeowner additional time to come up with the money, a plan, or give them time to vacate the residence when something else could have been worked out instead. Borrowers fail to realize that their mortgage company is more likely to assist them more than anything else combined. Your lender could help you stay out of foreclosure or a foreclosure sale even with little or no money.
I would strongly suggest for a borrower to discuss their mortgage loan problems with their lender. There are some truly unique ways to assist homeowners that were not available a few years ago. Your lender is being handsomely subsidized by the government to find a suitable work out option that will benefit you both when it comes to avoiding foreclosure. If you do not believe in keeping in touch with your mortgage company, at least give them one way to reach you, it could even be a message phone where they can leave important messages for you. I hear homeowners complaining regularly about their mortgage company calling and bugging them, but I tell them to use that opportunity to find out how they can help you out if are needing help. Apparently you are needing help if they are ringing your constantly. Make your lender regret calling you because you are going to be needing so much help from them that they might regret the call. That could make them think twice about calling you in the future, especially if you have the same person calling you over and over again. I would strongly suggest using that opportunity to learn more from them. Remember, they are at the forefront of the mortgage movement, they are aware of the latest programs available to homeowners, and what the requirements are. They are at the top of the list when it comes to getting information about available mortgage relief programs out there, and how to get the help needed. Talking to your mortgage company is like talking to the source, a lot of time they can assist better than any paid professional, because they are in the loop, and are a part of the movement. Borrower take their lender for granted, but they are it. Believe me, the mortgage industry is changing at a rapid paste. The number of helpful mortgage programs for homeowners is steadily increasing with government getting more involvement. Whether you believe government should be intervening or not, or whether they should just let the market correct itself as it always has or not is another story. But government is stepping up to try to correct the housing mess we are in.
